BrightSpire Capital: Dividend Coverage Dips, All-In Yield Compresses (Downgrade)

While BrightSpire Capital's ( BRSP ) double-digit dividend yield is not well covered, the mREIT continues to trade at a deep discount to book value. This possibly opens up a bullish pathway for its common shares. BRSP last declared a quarterly cash dividend of $0.16 per share , kept unchanged from its prior distribution, and $0.64 per share annualized for a 10.9% dividend yield. The dividend was changed in the summer of 2024 when it was reduced by around 20%. The recent distribution is set against adjusted distributable earnings of $0.14 per share , around $18.2 million generated during the first quarter. Critically, this figure represented a dip of around 2 cents over BRSP's year-ago comp and a dip of 1 cent sequentially from $0.15 per share in the fourth quarter. Further, it also means the mREIT is only covering its dividend by 88%. The pace of coverage has been on a decline, and BRSP will likely need to reduce its quarterly dividend to bring coverage back in line with a level that would not erode its book value. ...
