Triple net lease REITs are the heart and soul of REITer's Digest. In my opinion, the simplistic business model offered by the NNN lease structure and investment style makes for the quintessential real estate experience. Properties are bought, and rent is collected without much more nuance than that. Investors are paid dividends that have generally grown over time. A company like Realty Income ( O ) has a dividend that looks like the stairway to heaven....
